These rules govern everyday use of Bendria and apply together with the service agreement for the relevant building.

Bendria provides a digital workspace for apartment-building members, owners, property managers and contractors to manage information, documents, initiatives, bids, decisions and project delivery. The exact service scope, price and responsibilities are defined in the agreement with the building controller.
Users must provide accurate details, protect their credentials, never transfer an account to another person and report suspected unauthorised use without delay. Roles apply only to a specific building and grant no rights in another building.
Access is based on an invitation, membership and building role. An owner or representative may vote only after their eligibility has been verified using a source suitable for that workflow. Users may not bypass access boundaries or act for another person without valid authority.
Anyone uploading a document or information must have the right to provide it, ensure it is lawful and respect the rights of others. Personal data and documents must be limited to what is necessary for the specific building workflow.
Bendria supports the workflow and retains evidence but does not itself replace the lawful decision organiser. Everyday sign-in is not a qualified electronic signature. Where QES is required, the platform identifies that requirement and treats an action as qualified only after external signature validation.
The service is maintained and monitored, but short interruptions may result from updates, connectivity, infrastructure or external Registry Centre, email and eID/QES services. An incomplete or unconfirmed operation is not treated as completed merely because the user started it.
Users must not attempt to access another person's data, disrupt the service, upload malicious or unlawful content, misrepresent identity or authority, overload the platform through automation, or use it in breach of law or building rules.
Access may be temporarily restricted where there is a security risk, a breach of these terms, an expired membership or a lawful instruction from the building controller. Documents and audit records that must be retained by law or contract are not automatically deleted when an account closes.
These rules govern everyday platform use. Where the service agreement for a specific building contains more detailed or different terms, that agreement applies to the building. Material changes are communicated clearly and, where required, renewed acceptance is requested.
